Scheduled Maintenance Plans
One-time cleanings solve today. In Seattle they don't solve November.
Moss returns in a season. Grease reappears in weeks. The sidewalk that was pristine in August is slick and green by the first sustained rain — which is exactly when someone slips on it and your liability becomes the conversation. A maintenance plan means it never gets to that point.

Environmental compliance
Wash water from a commercial property is regulated. In Seattle, letting it run into a storm drain puts it straight into Puget Sound, and the fine lands on the property owner, not the contractor.
We contain and manage runoff, use the lowest effective concentration of cleaning agents, and follow King County surface-water requirements. If your property has a specific discharge protocol, send it — we'll work to it.
How Commercial Pricing Works
We don't publish a commercial rate, because a number without a property behind it is a guess — and you'd have to renegotiate it the moment we saw the site. What we do instead:
- Walk the property with you, or from your site plan if you'd rather not meet.
- Scope it in writing. Surfaces, square footage, access constraints, working hours, water source, runoff handling.
- Quote a contracted rate — per visit, with the term price locked.
- Bill on your terms. Net 30 standard. One invoice per property, or one across the portfolio.
What lowers your rate: multiple properties · longer term · off-peak scheduling · flexible windows · bundling exterior cleaning with interior janitorial.
What raises it: night-only access · elevated or structural work · heavy grease · specific discharge protocols.
